Many buyers focus primarily on negotiating the purchase price, but that is only the first stage of negotiations in a real estate transaction. There are several important contingencies and processes that take place before closing, and the buyer’s inspection is one of the most critical steps in the home buying process.
Inspections in a real estate transaction can cover a wide range of property systems and conditions, including:
- General home inspection – structure, roof, plumbing, electrical systems, HVAC, and major components
- Structural or engineering inspections when needed
- Radon testing and other environmental concerns
- Sewer line inspections
- Well and water quality testing for rural properties
- Septic system inspections
Not every transaction requires all of these inspections, and sometimes several can be performed by a single inspector. One of our responsibilities as your buyer’s agent is helping you determine which inspections are appropriate, scheduling them, and ensuring they are completed within the required contract deadlines.
Meeting these deadlines is critical. If inspections are not completed or objections are not submitted by the specified dates in the contract, buyers may lose their ability to request repairs or take action based on inspection findings.
Once inspections are completed, unexpected issues can sometimes appear. When that happens, buyers may request that the seller repair or address certain items before closing. This becomes the second major negotiation in the transaction.

Sellers are not always obligated to perform repairs, which is why this stage of the process often requires careful negotiation—especially if the issues uncovered are significant.
