Negotiating a real estate purchase contract is both exciting and stressful. Once the contract is signed by the sellers, buyers can relax a little — but your real estate agent cannot. There are still many steps to complete before closing, including inspections, document deliveries, title work, and mortgage tasks.

  • Delivery of contract documents to and from the title company.
  • Depositing earnest money and confirming receipt.
  • Helping buyers schedule inspections and coordinating access for inspectors.
  • Preparing and delivering documents related to inspection objections, disclosures, or title issues.
  • Coordinating the property appraisal and providing access for the appraiser.
  • Working with the mortgage company to provide required documentation.
  • Assisting buyers with negotiations related to inspections, contingencies, or disclosures.
  • Monitoring title company progress and ensuring all contractual deadlines are met.

 

A real estate transaction often involves many different professionals and companies. These can include attorneys, surveyors, appraisers, title companies, mortgage brokers, lenders, loan underwriters, and both real estate agents.
